How Much Over Asking Do San Francisco Homes Sell For? A Buyer's Guide to Overbidding

The list price is not the price. Here's how to shop smart.
Alexis Kushner  |  October 19, 2026

One of the most common heartbreaks I see: a buyer falls in love with a home listed right at their budget, then watches it sell for 25% more. It's not bad luck. It's math, and once you see it, you can plan around it.

How much over asking do San Francisco homes sell for?

In Q3 2026, San Francisco single family homes sold for an average of 127.2% of list price, and 87.8% sold over asking. Condos, TICs and co-ops sold for an average of 106.9% of list, with 57.0% selling over asking.

How should I set my search price?

Work backward from your true maximum. A simple rule of thumb using Q3 averages:

Your maximum budget

Search houses listed around

Search condos listed around

$1,200,000

$943,000

$1,123,000

$1,600,000

$1,258,000

$1,497,000

$2,000,000

$1,572,000

$1,871,000

$2,500,000

$1,965,000

$2,339,000

Every neighborhood behaves differently. Noe Valley houses averaged 135.2% of list, so the gap there is even wider. Always check recent closed sales for the specific area.

What does an overbid actually cost me each month?

Less than most people think. At an illustrative 6.25% 30-year rate, every $100,000 borrowed adds about $616 a month in principal and interest. San Francisco property taxes add roughly $105 a month per $100,000 of price.

So if you go $100,000 over your plan with 20% down:

  • $20,000 more in down payment
  • About $493 a month more in principal and interest on the extra $80,000
  • About $105 a month more in property tax
  • Total: about $598 a month, or roughly $20 a day

That doesn't mean you should stretch. It means you can make the decision with real numbers instead of fear.

What else should I prepare for?

  • Appraisal gaps. When homes sell well over list, the appraisal can come in below your price. Know ahead of time how much cash you could add to cover a gap.
  • Full underwriting. A fully underwritten approval tells sellers your financing is solid, which can matter as much as price.
  • Your monthly comfort zone. Ask your lender for a payment that includes taxes, insurance and any HOA dues, not just the loan.

Want me to run these numbers for your budget and target neighborhoods? That's one of my favorite conversations to have.
