For a few years, condos were the quiet corner of the San Francisco market. Buyers had time, sellers took what they could get, and plenty of owners decided to rent instead of sell. Q3 2026 changed that story.
Is the San Francisco condo market recovering?
Yes. In Q3 2026, the median San Francisco condo sold for $1,269,000, up 16.4% from $1,089,800 a year earlier. Median days on market fell from 37 to 15, the fastest Q3 condo market time on record.
Condos, TICs, co-ops | Q3 2026 | Q3 2025 |
|---|---|---|
Median sale price | $1,269,000 | $1,089,800 |
Price per square foot | $1,126 | $975 |
Median days on market | 15 | 37 |
Sold over asking | 57.0% | 32.3% |
Average % of list received | 106.9% | 100.9% |
Homes sold | 732 | 641 |
For sale at quarter end | 472 | 666 |
Why does this matter?
This is the healthiest kind of growth: more sales, fewer homes for sale, faster sales, and higher prices all at once. Sales rose 14.2% while inventory fell 29.1%.
Is now a good time to buy a condo in San Francisco?
Condos are still the most accessible way into San Francisco ownership. The median condo costs about $730,000 less than the median house, and condo overbids are far gentler: an average of 106.9% of list, versus 127.2% for houses. But the window of easy negotiating is closing. Last year, buyers often had a month to decide. Now it's about two weeks.
If you're renting a two-bedroom today, it's worth running the numbers on what that rent could support as a mortgage payment. I'm happy to walk through that math with you.
Where are condos strongest?
Pacific and Presidio Heights had the highest condo median at $2,100,000, followed by Richmond/Lake Street at $1,700,000 and Marina/Cow Hollow at $1,667,595. Noe Valley condos sold for a $1,578,500 median at 116.7% of list, and Buena Vista/Corona Heights saw the biggest condo overbids at 123.9% of list. Neighborhood samples are small, so treat these as a snapshot.
